There are still plenty of misconceptions surrounding VA home loans.
Some veterans are told that VA financing is harder to qualify for. Others hear that sellers don’t want VA buyers, that the loan is more expensive, or that choosing a conventional mortgage will automatically make their offer stronger.
The numbers tell a different story.
Recent analysis of 2025 mortgage data shows that VA purchase loans performed extremely well compared with other major mortgage programs. For veterans and service members who qualify, that is an important reminder that the VA home loan isn’t a second-tier financing option.
It is a powerful benefit earned through military service.
One of the most notable findings involves loan denials.
According to the 2025 data, VA purchase loans had an 8.2% denial rate, compared with 15% for conventional purchase loans. FHA and USDA purchase loans also showed higher denial rates than VA financing.
That matters because one of the most common misconceptions is that VA borrowers are somehow more difficult to approve or more likely to encounter financing problems.
The data doesn’t support that assumption.
VA borrowers also benefited from lower average interest rates in the analysis. The average VA rate was approximately 6.102%, compared with 6.543% for conventional financing, even though the average credit scores between the groups were relatively similar.
A difference in interest rate can have a meaningful effect on a homeowner’s monthly payment and the amount of interest paid over time.
Of course, every borrower is different. Your actual mortgage rate depends on your financial profile, market conditions, lender pricing, loan structure, and other factors. But the broader numbers demonstrate why eligible veterans shouldn’t automatically assume another loan program will provide a better deal.
The amount veterans were able to finance is another important part of the story.
VA borrowers financed an average of approximately 94.9% of their home’s value in the study while also paying lower average origination charges than conventional borrowers.
That flexibility can be especially valuable for veterans who want to purchase a home without draining their savings for a large down payment.
Qualified VA borrowers may also have the opportunity to purchase with no required down payment, and VA loans do not require monthly private mortgage insurance. Together, those benefits can reduce some of the financial barriers that make homeownership difficult for many buyers.
But taking advantage of those benefits starts with understanding them.
Too many veterans make mortgage decisions based on outdated information, misconceptions, or advice from someone who doesn’t work with VA financing regularly.
A veteran may be encouraged to switch to conventional financing simply because someone believes it will make the transaction easier. In some situations, another loan program may genuinely be the better choice—but that decision should be based on the borrower’s actual financial situation, not a stereotype about VA loans.
That’s where the Francisco Mortgage Team can help.
Francisco Mortgage Team takes the time to compare your financing options, explain how your VA benefit works, and help you understand the true costs associated with each loan.
That includes looking beyond the advertised interest rate.
Your monthly payment, cash needed at closing, mortgage insurance, lender fees, VA funding fee when applicable, and long-term financial goals should all be part of the conversation.
The VA home loan benefit was created to help eligible veterans and service members achieve homeownership. If you’ve earned access to that benefit, you deserve to understand exactly what it can provide before deciding whether another mortgage option is right for you.
Don’t let misconceptions make that decision for you.
The data continues to show that VA financing can compete strongly with other mortgage programs. The most important step is having someone in your corner who understands the program and knows how to help you make the most of the benefit you’ve earned.
